2 New Industrial Leases Fill Balance Heritage Business Park Brokered by Bradford Commercial/CORFAC

Grapevine, TX (July 22, 2013) – Signing their pacts back to back, North Texas Supplies and SCG Mechanical LP have returned the 1.3 million-sf Heritage Business Park in the DFW Airport submarket to the coveted 100%-leased mark.

Each new tenant has leased 14,781 sf in the 74,700-sf Heritage Business Park VII at 720 Industrial Blvd. in Grapevine, Texas. One suite was vacant just 30 days; the other became available, as potential tenants surfaced, through a lease termination of economically occupied space.

"I've had multiple phone calls weekly about that space. We had a choice of tenants, which is nice," says Michael W. Spain, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services.

SCG Mechanical will move in Aug. 1, relocating from 8700 Royal Lane in Irving. North Texas Supplies has just finished its move.

The seven-building park, developed between 1999 and 2002, is owned by Honolulu-based A&B Properties Inc. It's a high-profile industrial property on the Grapevine-Southlake border, close to Dallas/Fort Worth International Airport and numerous residential developments favored by corporate decision-makers. It's a sweet spot that's provided Heritage Business Park with an abundance of aviation industry tenants.

"It's one of the few true industrial projects in that section. It's class A space," Spain says, "and centrally located to the rest of the metroplex."

Heritage Business Park's image was the dealmaker for SCG Mechanical, now housed in 2,500 sf of class C space. The decision to relocate has been two years in the making.

"It was the timing. SCG's owner was ready to pull the trigger and he did when this property became available," says Joe Santaularia, Bradford's market director and SCG's broker.

Both tenants have signed long-term leases for Heritage Business Park VII. North Texas Supplies was represented by Tyson Erwin of NAI Robert Lynn.
