Greenville, South Carolina-based commercial real estate developer RealtyLink has announced the development of four new cold storage buildings across the Southeastern Unites States. Locations for the new projects include Charleston, South Carolina; Wilmington, North Carolina; Houston, Texas; and Mobile, Alabama. “These ports are vital gateways of trade and commerce and RealtyLink is building solutions for tomorrow’s cold chain,” said Thomas Eldridge, lead developer wtih RealtyLink.

David Boyd, CCIM, SIOR, co-managing principal at Boyd Commercial/CORFAC International in Houston represented RealtyLink in securing land within the TGS Cedar Port Industrial Park in Baytown, Texas. In addition, Boyd Commercia's Dave Munson and Garrett Thomas are handling the marketing and leasing of the facility.  

The 272,000 square foot development is expandable to 540,000 SF and will be constructed within TGS Cedar Port Industrial Park. TGS Cedar Port is the largest master-planned rail-and-barge-served industrial park in the United States and spans 15,000 acres.

Houston is a vastly underserved port as it relates to cold storage. As the 5th largest MSA in the United States, Houston has less than 40 percent of the cold storage capacity than nearby 4th largerst MSA Dallas/Ft. Worth and 30 percent less capacity than the nation's top MSA Los Angeles and 9th MSA Atlanta. The void in cold storage capacity coupled with the aging infrastructure of the existing Houston cold product prompted RealtyLink to proceed with building in the market.
