Claiming the first property is ACMC Ventures LLC, which has been searching nearly 18 months for the right size building in the right location. Maxim's 20,350-sf office flex building at 4220 Beltwood Parkway in Farmers Branch fit the bill.
"They are planning some minor updates. The existing layout will allow Aptiance Inc. to occupy immediately," says Brian Pafford, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services/CORFAC International, who represented the buyer. Aptiance provides green technologies, services and products for scientific, environmental, forensic and pharmaceutical companies, government laboratories and educational institutions.Maxim, a Fortune 1000 semiconductor company, recently made the decision to aggressively market its entire stock of vacant buildings in the Metropolitan Addison submarket, some of which were previously available on a sale or lease basis as operations transitioned to 14460 Maxim Dr. Bradford's Leigh C. Richter, senior vice president, and Jason Miller, market director, are selling the 1970s- and 1980s-era brick structures on an individual or bulk basis. "Maxim typically isn't a landlord. It's a user," Richter says, "and these buildings are ideally suited for owner-occupants."
Maxim has carved out 18.5 acres from the 45-acre campus, which is situated just north of LBJ Freeway and within blocks of the Dallas North Tollway.
