ARLINGTON, TX (April 21, 2014)– Waste Track Services LLC is expanding its footprint in the Great Southwest Industrial District, leasing 50% of a 104,396-sf industrial building with dibs on additional space.
The Granbury, Texas-based recycler will move in next month to a two-story structure at 2920 Avenue F in Arlington. Waste Track is the first tenant in nearly 10 years to make a long-term commitment to the largest of four buildings on the 16-acre campus, which parallels and is visible from Interstate 30.
"It was challenging to lease because of the two-story design, which isn't for everybody," says Jim Ferris, vice president of Dallas-based Bradford Commercial Real Estate Services, the fourth brokerage firm in 10 years to tackle the industrial assignment.
The local owner, FPA Division Associates LP, has agreed to strip the 52,032-sf first floor to shell condition. The new tenant has rights to at least half of the second floor, with the balance being eyed as dead storage space by the landlord. As part of the make-ready, the landlord is adding four new dock doors and installing dock levelers on all seven doors.
"The ownership provided the right incentive to lease the building. We are very pleased with the outcome of the negotiations," Ferris says. "It worked out for everyone."
Waste Track's expansion site is located four miles west of its existing hub at 833 S. Great Southwest Parkway in Grand Prairie. Will Dillard, a broker associate with Bradford, represented the tenant, which also has recycling locations in Eagan, Minn., and Memphis, Tenn.
Ferris and his teammate, Michael W. Spain, senior vice president and managing partner of the Dallas-based brokerage firm, have whittled the available space to 29,957 sf, a single-story building at 2905 Avenue E. The 228,535-sf campus was developed roughly five decades ago for the aerospace electronics industry.
