DALLAS – Inking an early renewal, expansion and lease extension, Texas Digestive Disease Consultants has nearly doubled the size of its headquarters office in the Dallas Medical District.
The longtime tenant at Elmbrook Medical Plaza has expanded to 16,576 sf, of which 7,760 sf is new space, and extended its term seven-plus years. Paul Richter, market director for Dallas-based Bradford Commercial Real Estate Services/CORFAC International, and his wife, Leigh, who is a senior vice president at Bradford, negotiated a direct deal for the landlord, LoaLoa Partners LP.
The tenant has 23 offices throughout North Texas. The headquarters office, located at 8267 Elmbrook Dr., is a centralized location for the medical group, which hosts on-site monthly conferences for its physicians.
The existing office and new space are located on the top floor of the two-story building. Negotiations also have resulted in a first right of refusal for the 5,900-sf balance of its floor. The office build-out is expected to get underway within one month.
"We have to do this seamlessly so they can continue to do business," Richter says. "It is a group effort on Bradford's part." J. Steve Waddill of Waddill Group Inc. Dallas is the project architect. Bradford's Melissa Billman and Tammy Salis are project manager and property manager, respectively.
The centralized location and easy access to Stemmons Freeway were key factors in the decision to stay in the 45,000-sf Elmbrook Medical Plaza, but Richter notes amenities and management have played a role as well. The asset was developed in 1982 as a medical office building and is outfitted with an emergency generator, fiber optics, card-key access and 24-hour security service. "It's a relatively small office building to have an emergency generator," he says, adding the largest contiguous space now is 12,746 sf on the first floor.
