Fort Worth, TX – A local investor has opened the door to expand the Texas Non-Surgical Orthopedic & Center in east Fort Worth, Texas, buying the 7,500-sf Overlook Centre just months before its lease expires at an adjacent property.

The medical facility will move Sept. 1, 2016, to 2,800 sf of extensively remodeled office space at 1200 Overlook Terrace, a multi-tenant property. Erik Blais, market director of Dallas-based Bradford Commercial Real Estate Services/CORFAC International, represented the buyer, Overlook Terrace LLC. Jerry Barton of the Jerry Barton Co. in Fort Worth handled negotiations for the seller, Overlook Terrace JV.

"It took just 60 days from contract to close. Obviously, this was an ideal fit because of where the center is currently located," Blais says. As part of the renovation, the property is being brought into compliance with the Americans for Disability Accessibility Act, including the addition of an exterior concrete ramp.

Gaining an extra 800 sf, Texas Non-Surgical Orthopedic & Spine Center will occupy the former office of Dr. Gerald Daniel, who recently retired. The center will move from 5601 Bridge St. The specialty practice also has an office at 1330 E. 8th St. in Odessa, Texas.

Daniel developed the single-story medical office building in 1992 on a half-acre tract near Woodhaven Country Club and Golf Course, Interstate 30 and Loop 820. Overlook Centre, which has 800 sf of available space, houses three other medical practices.
