DALLAS – Corvette Warehouse LLC is expanding its headquarters, sales center and showroom in Northwest Crossing, inking a long-term lease for 19,639 sf in a pre-emptive move for soon-to-be-vacated space in North Dallas. The project's longtime tenant is gaining 6,450 sf of additional showroom space in Building 4 at 2158 W. Northwest Highway in Dallas's Stemmons Corridor. The "blend and extend" lease bumps occupancy to 90% in the 126,894-sf, four-building development.
"We leased this space before it became available by preemptively talking to neighboring tenants to see who wanted it," says Jason Miller, vice president of Dallas-based Bradford Commercial Real Estate Services/CORFAC International. He and Brian Pafford, senior vice president and managing partner, represent the landlord, AF-1 Northwest Crossing LLC.
Corvette Warehouse is marking its second expansion since it moved into Northwest Crossing in 2008. The company, which has sold more than 2,900 used Corvettes, occupies end cap space that's visible from the freeway.
The 6.6-acre Northwest Crossing is situated at the crosshairs of Loop 12 and Northwest Highway and is easily accessible to Interstates 35W and 635, a location that keeps tenants in place for years. "It's a great location. This project is highly recognizable," Miller says, "and features functional spaces at affordable rates."
Northwest Crossing's vacancies have been whittled to four, the largest of which is a 7,066-sf end cap in the same building as Corvette Warehouse. The 43,219-sf office/warehouse is the largest structure in the project and the most visible.
Another Northwest Crossing tenant, Electrique Boutique LLC has held fast to 10,343 sf in Building 1 at 2152 W. Northwest Crossing. Both tenants negotiated their new pacts directly with the landlord's brokerage team.
