COPPELL, Texas – ProSource Texas has leased the 22,781-sf balance of Sandy Lake Business Center for its fifth location in North Texas, signing a long-term lease with a purchase option to underwrite its stay.

ProSource Texas had toured the location two years ago, returning recently with an offer to buy the 57,302-sf office/showroom building at 989 W. Sandy Lake Rd. in Coppell's Freeport North Industrial Park.

"The owner thought about it and decided not to sell at this time," says Erik E. Blais, market director of Dallas-based Bradford Commercial Real Estate Services, who represented the landlord, H2C Enterprises Inc. of Southlake, Texas. "That's when we worked out a lease with options to buy and two long-term renewals."

ProSource Texas has just received the keys to the end-cap space previously occupied by the landlord. As a supplier for the flooring, kitchen and bath industries, ProSource Texas will spend three months building out its new location. The entire space will be converted into a massive showroom with additional storefront windows and air conditioning. The anticipated opening is May 1.

"ProSource really is the best fit for this particular building, which is one of the few in the park that's not bulk distribution," Blais says. "ProSource has liked this location for years and the landlord really likes ProSource so it's a win-win for everyone."

ProSource Texas will become the fifth tenant, and the largest one, in Sandy Lake Business Center. The office/showroom building was developed in 2005 on a four-acre tract, which is a gateway property to the Freeport North park from Texas 121. The property also has easy access to Interstate 635 and TX 114. Whitney Harris of Century 21 Lynch & Associates represented the tenant.
