Fort Worth, TX (August 12, 2013) – The 200,848-sf CentrePort Business Park 3 has reached 100% occupancy as a result of a brand-new lease for 44,000 sf with Kubota Tractor Corp., a longtime tenant in the Upper Great Southwest Industrial District who’d been searching for some time for room to expand.

Kubota has started to set up shop at 4300 Diplomacy Rd., which will be used to store equipment and parts for customers throughout North Texas. One of the building’s six docks has been converted to a concrete ramp to accommodate the tenant’s needs.

The dealmaker was CentrePort Business Park 3’s proximity to Kubota’s primary distribution center along FAA Boulevard. “They’re about one quarter of a mile apart,” says Michael W. Spain, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services/CORFAC International. He and Bradford market director Joe Santaularia represented the landlord, Valwood 501 (c)(25) Inc.

“We had a lot of calls for that space during our negotiations with Kubota due to the tightening of the submarket,” Spain says. The submarket’s industrial vacancy is 8.5%.

“This is the healthiest I’ve seen the Great Southwest in 12 years,” Spain adds, citing the boon the vacancy rate’s creating, particularly for landlords with 40,000 sf to 50,000 sf to fill.
