Bradford/CORFAC Brokers Orange Energy Relocation, Expansion of HQ

Dallas, TX (November 4, 2013) – Orange Energy LLP will relocate, expand and consolidate its headquarters and regional field office in December, becoming the first tenant in a newly renovated commercial building near Dallas/Fort Worth International Airport.

Signing a long-term lease, Orange Energy and its law firm of Beckman, Cherkassky, Dean & Associates will occupy 5,817 sf or half of the first floor at 1900 Enchanted Way in Grapevine. The three-year-old land services provider will gain about 2,000 sf of extra operating space when the headquarters and legal department shift from 8701 W. Bedford-Euless Rd. in Hurst and the field office from 14850 Montfort Dr. in Dallas.

"This was Orange Energy's first choice and the one they pursued the hardest because they wanted to go into a new building located in the central part of the DFW metroplex," says Nick Talley, market director of Dallas-based Bradford Commercial Real Estate Services/CORFAC International, who represented the tenant.

The lease went full circle in four weeks. The build-out of the shell space will include a magnetic wall conference center.

Melanie Hughes and Sharon Friedberg, Bradford's senior vice presidents, represent the landlord, Capital Commercial Investments Inc. of Austin. After buying the property out of foreclosure, the investment group gutted and reconfigured the two-story, 24,595-sf structure. The class B-plus office building now sports its first elevator, spec office space, new lobby and upgraded common areas. New landscaping is coming soon to round out the extensive work to the asset, which has easy access to freeways, the airport and Grapevine's popular mix of retail shops, restaurants and hotels.

"We've had a lot of good activity," Friedberg says. "Las Colinas is a hot market. It has so little vacancy that it's driving tenants to the DFW-Freeport-Coppell submarket."

Orange Energy has operations in every major shale play in the U.S., with regional field offices in Colorado, Ohio, Pennsylvania, West Virginia and three in Texas.
