DALLAS (March 30, 2012) – In a deal that was completed by two CORFAC International firms, Eleganza Tiles Inc. has secured 60,092 sf of interstate-fronting showroom and office/warehouse space to expand and relocate its central U.S. distribution center within Dallas' Tile Mile Park, gaining an enviable location with a five-year lease in a highly competitive wholesale/retail corridor.
 
The Fullerton, Calif.-based distributor will add 20,000 sf with the move in late spring to Dallas Corporate Center Building 1 at 2230 LBJ Freeway, less than a half mile from its longtime location at 11639 Emerald St. The final agreement includes a building sign, visible from Interstate 635, and a major tenant-improvement package that provides the new ProLogis tenant with a larger showroom and 5,900 sf of office space.
 
Eleganza Tiles was represented by the father-son team of Kevin J. Santaularia, president and CEO of Dallas-based Bradford Commercial Services, and Joe Santaularia, broker associate. Eleganza Tiles was referred to Bradford by Seth Davenport in the Anaheim office of Voit Real Estate Services/CORFAC International. ProLogis' in-house executive, Mitch Pruitt, negotiated for the landlord.
 
"Eleganza Tiles wanted to stay in that park," Joe Santaularia says, "but there weren't a lot of options. With the expansion, the landlord was willing to give them a more favorable deal."
 
Eleganza initially weighed the expansion of its Dallas distribution center, one of three in the U.S., in June 2011 and then tabled the plan. When it resurfaced, another building in the park rose to the forefront, but then the ProLogis vacancy occurred, presenting opportunities for tenant and landlord alike. In the end, Eleganza gained expansion space with a competitive edge fronting I-635 and ProLogis quickly recouped the longstanding 100% occupancy of its 192,368-sf Dallas Corporate Center Building 1.
