Dallas, TX (July 23, 2012) – In early August, the Dallas Women's Foundation will relocate its headquarters office to Campbell Centre II, signing a seven-year lease for high-profile space with the south tower's marble and brass lobby as the backdrop.
Boxing begins July 30 at the non-profit organization's original headquarters location, 4300 MacArthur Blvd. The new 5,408-sf office at 8150 N. Central Expressway is slated to be up and running Aug. 6.
Leigh C. Richter, senior vice president of Bradford Commercial Real Estate Services/CORFAC International, was at the helm of the site search, with Campbell Centre II as the first tour on a short list of four class A office buildings in the North Central Expressway, Preston Center and Uptown submarkets.
"We liked it so much and the economics were very attractive so we were able to lengthen the lease to accommodate some upfront abated rent," says Richter, who along with Bradford donated back all brokerage fees and commissions to the Dallas Women's Foundation. Richter is a five-year board member of the organization, which is ranked as the largest regional women's fund worldwide in terms of investment assets.
The rise in prestige of the Dallas Women's Foundation internationally partially sparked the decision to relocate the headquarters after 27 years. Equally important was the need for a more central location and conference space that could easily accommodate the 40 members who attend the board's monthly meetings.
What they found at the 318,166-sf Campbell Centre II was a spec office suite on the lobby level, adjacent to a brand-new conference room and a finish-out on par with the foundation's image within the global network of 160 women's funds. The new location also offers covered parking and hotel accessibility.
"It was the full package of everything we wanted," Richter says, "and they were great to work with to meet our scheduling needs."
Negotiating for the landlord, CCI-B Campbell Centre LP, was Barbara Houlihan, vice president of Peloton Commercial Real Estate.
The relocation schedule allows ample time for Dallas Women's Foundation to settle into the space before the staff has to be fully focused on the annual fund-raising luncheon, scheduled for Nov. 7 at the Hilton Anatole, 2201 N. Stemmons Freeway, Dallas. The luncheon is the largest annual fund raiser for the Dallas Women’s Foundation, which over the last 27 years has invested more than $19 million in programs benefiting women and girls and the greater community.
