Darwin Realty/CORFAC International President Rick Daly negotiated a sale and two leases in the western suburbs during the month of February. The transactions in Elk Grove Village and Carol Stream were to businesses growing or adding space in a competitive industrial market.
In the sale, Daly represented Taurus Transportation LLC in its acquisition of a 32,726-square-foot building at 2020 Estes Avenue in Elk Grove Village, IL. The business is expanding from its existing Bensenville location to the O’Hare submarket. The trucking company was looking to grow its footprint in a location near major highways and infrastructure.
This building is a crane-served facility with 30-foot clear height and fenced outdoor storage. The building has two 5-ton overhead cranes and the capacity to add an additional 2-ton crane. Heavy power is available throughout the building. Located less than two miles from a full interchange to I-90 and O’Hare International Airport, the facility offers easy access for trucks to reach major transit routes.
Taurus Transportation plans to improve the building by adding a new, modern office space and repaving the parking area. The warehouse, which was formerly used for manufacturing, will also be renovated. Icor Global’s Mike Hawryluk represented the building’s seller, Estes Properties, in the transaction.
In the larger of the two leases, Daly represented building owner KSP Real Estate Partners in the lease of 5,217 square feet of space at 1675 Jarvis Avenue in Elk Grove Village to Joymay Group, Inc. Darwin Realty/CORFAC International Associate Nicholas Krejci represented the tenant. Joymay primarily chose the space because it was newly subdivided and recently renovated.
Daly also represented another building owner, a private investor, in the lease of 3,150 square feet of space at 350 Randy Road, Unit 5 in Carol Stream, to crossfit gym Enduring Fitness. Darwin Realty/CORFAC International Associate Chris Mergenthaler assisted Daly in the transaction. Re/Max’s Anthony Stefancic represented the tenant.
