Henkle Schueler & Associates/CORFAC International Wins Prestigious NAIOP Award

Lebanon, OH (November 21, 2012)  – Henkle Schueler & Associates/CORFAC International received the Cincinnati/Northern Kentucky Chapter of NAIOP award for “Industrial Deal of the Year” at the organization’s annual recognition event. The award acknowledges the collaborative efforts required to bring the new FedEx Ground Sort Facility project to the Lebanon Commerce Center.

Henkle Schueler/CORFAC International negotiated a multi-parcel assembly for Bunnell Hill Development consisting of 28.46 acres that included:

  • Four separate land owners;
  • Negotiated a new 1,200-foot roadway and utilities extensions with the City of Lebanon involving 1.8 acres donated to the city as right-of-way;
  • Partial project financing was negotiated utilizing the Warren County Port Authority;
  • The land assembly was re-platted and conveyed to Setzer Development, the owner of the project leasing to FedEx;
  • Bunnell Hill Construction broke ground in June 2012 on the 178,000 SF facility for FedEx Ground;
  • The $15,000,000 FedEx Ground Sort Facility and Distribution Center is scheduled for completion in March 2013;
  • The project will bring 28 full-time and 92 part-time jobs to the City of Lebanon, with an annual payroll of approximately $2,000,000.

The new road extension, to be named Homan Road, is financed via a project TIF on the FedEx Ground facility that includes sewer/water improvements.

A $250,000 Roadway Improvement Grant from the State of Ohio also assisted in financing the road extension.

The new Homan Road will open up approximately 100 additional acres of industrial ground in the Lebanon Commerce Center.
