Manekin, LLC/CORFAC International Wins Six NAIOP-Maryland Excellence Awards

COLUMBIA, Md. (Apr. 23, 2010) – Manekin, LLC/CORFAC International was recognized for its leaders and projects at the NAIOP-MarylandAwards of Excellence 2010 ceremony, held last night at the Baltimore Museum of Art.NAIOP-Maryland is thelocal chapter for NAIOP, the leading trade association for developers, owners, investors and other professionals in industrial, office and mixed-use commercial real estate. The awards ceremony honored 17 local companies in 31 different categories. Manekin was called to the podium six times.Broker of the YearOwen Rouse Jr., Manekin’s senior vice president, director of capital markets, was named co-winner of the Broker of the Year award. His 29-year career in commercial real estate has covered several disciplines including acquisition, disposition, construction, appraisal, portfolio management, loan workouts and consulting assignments. He joined Manekin in 1995, and has directed the firm’s investment services and brokerage divisions. “Owen Rouse is the consummate real estate professional who is always on top of the latest industry ideas and trends,” said Connie Rhodes, chairperson for the NAIOP-Maryland awards committee. “He has a comprehensive understanding of the real estate process and life cycle, and he delivers his knowledge with a ‘client first’ attitude.”“His leadership of the brokerage team at Manekin and his many roles in commercial real estate have made him one of the most knowledgeable and capable brokers we have worked with in our many years in the real estate development business,” Rhodes added.A past president of NAIOP-Maryland and Habitat for Humanity of the Chesapeake,Rouse is the current president of Corporate Facility Advisors-CORFAC International. He alsoserves on the Stevenson University Presidential Advisory Council and the Saint Joseph Medical Center Foundation board.“We are delighted that Owen Rouse has been recognized for his long time contribution to the Baltimore real estate scene and particularly for his service and involvement in NAIOP-Maryland,” said Richard Alter, Manekin’s president and CEO. “His dedication and leadership are obvious to all who have had the opportunity to work with him. Volunteer TributeGreg Masi, a senior real estate advisor with Manekin, was honored posthumously with the inaugural Greg Masi Volunteer Award. The 26-year commercial real estate industry veteran died in 2009 from complications arising from lung cancer.At Manekin, Masi specialized in leasing and sales in the Baltimore-Washington Corridor, and served as a mentor and coach for new brokerage agents. Active in the region’s business and non-profit community, he served with distinction on several boards and committees including those of the Fort Meade Alliance, Monarch Academy Public Charter School and NAIOP-Maryland.“Greg was full of life and energy and used those attributes to be successful as a broker,” Alter said. “He was generous in giving his time as a volunteer and in sharing his knowledge and experience to mentor others.”“On behalf of Greg and his family, Manekin appreciates NAIOP-Maryland’s recognition of Greg Masi and the incredible energy, perseverance and dynamic personality that he brought to the job of real estate broker,” Alter added. “He was truly a professional who was a credit to himself and to the industry.”Best Office Single-Story TransactionMasi also was recognized when Manekin received the Best Office Single-Story Transaction award for 7321 Parkway Dr. South, a former DOD contractor facility located at the intersection of Rtes. 100 and 295 in Hanover, Md. Chesapeake Science Point Public Charter School leased the entire 41,000-square-foot building.
Representing the landlord, 7321 Parkway Drive Enterprises, LLC (Douglass Legum), were Masi and Liz Tarran-Jones. Robert Oare of Colliers Pinkard represented the tenant. “Even as the landlord’s representative, Greg dedicated tireless hours assisting the school during the approval process by attending school hearings and working to have the site prepared for the 2009 school year,” Tarran-Jones said.
Best Build-to-Suit OfficeTaking Best Build-to-Suit Office honors was the Merkle headquarters (7001 Columbia Gateway Dr., Columbia). Manekin, LLC was the developer, Manekin Construction the contractor, Design Collective, Inc. the architect, STUDIO B2SJ the interior design firm, GHT Limited the mechanical/electrical engineer and GLW-Gutschick, Little & Weber, P.A. the civil engineer.The five-story, 120,000- square-foot Class A office pre-cast concrete and glass building includes office space for up to 550 employees, plus a 10,000-square foot state-of-the-art data center. A two-story glass curtain wall section extends through part of the lobby, conference rooms, work space, huddle rooms and café area.Amenities include wireless access throughout the building, a plasma television on each floor, a first-floor coffee bar, company store, second-floor gym and a third-floor outside rooftop terrace. The building also contains many sustainable design features, including a high efficiency HVAC system, gray roof and occupancy sensors.Best Single-Story Office103 Bata Blvd. in Belcamp, Md. was declared, Best Single-Story Office. Located in the Water’s Edge Corporate Campus, the 23,400-square-foot building was developed by Manekin, LLC and built by Manekin Construction. Brasher Design was the architect and interior designer, Schlenger Pitz the mechanical/electrical engineer, and G.W. Stephens the civil engineer. With frontage on Pulaski Highway, the property is fully leased to Johns Hopkins Community Physicians, Bowhead Technologies and Telecordia Technologies.Best Project Amenity
The Residents’ Club at The Residences at Bulle Rock was victorious in a new award category, Best Project Amenity. Located at 1200 Bulle Rock Pkwy in Havre de Grace, Md., the 37,000-square-foot facility was developed by Manekin, LLC, Clark Turner and H&S Properties Development Corporation;land planned and civil engineered by Morris Ritchie & Associates, Inc. (MRA); designed by Gaudreau Inc.; built by Manekin Construction, mechanical/electrical engineered by Kibart, Inc., and decorated by Marc-Michaels Interior Design, Inc.
