Dallas, TX (December 18, 2012) – In a fast-moving business world, two companies needing immediate space are up and running at Marsh Business Park East and West, taking move-in ready industrial space in the 706,132-sf project in North Dallas.

"The landlord is working on additional speculative space because it seems as soon as we finish the suites, they are leased," says Susan Singer, executive vice president of Dallas-based Bradford Commercial Real Estate Services/CORFAC International. "These two new leases were completed very quickly, in a matter of weeks."

A.J. Bart Inc. is occupying 39,478 sf at 1215 Marsh Lane, Carrollton, an expansion that filled the balance of a 139,388-sf warehouse in Marsh Business Park West. Less than two miles to the east, the printing company occupies 105,000 sf.

At Marsh Business Park East, Stealth Monitoring Inc. has moved its headquarters into a 14,622-sf industrial flex building at 15182 Marsh Lane, Addison. It's the third new tenant to come on board at Marsh Business Park East during the fourth quarter for the landlord, SeaCal Addison LLC, which is represented by Singer and Jason Miller, Bradford's market director in the Stemmons corridor.

"The move-in ready spec space has been part of the advantage for us in winning deals," Singer stresses. "The four leases that we've done this quarter have been relocations and expansions from existing tenants in the neighborhood."

Mark Miller of NAI Robert Lynn represented A.J. Bart. Stealth Monitoring, a provider of cutting-edge video surveillance and turnkey security solutions nationwide, negotiated directly with the Bradford team.

Marsh Business Park West consists of five industrial structures, three of which are fully leased. Still to fill are 140,000-sf and 69,225-sf warehouses.

Marsh Business Park East is a grouping of six multi- and single-tenant industrial flex buildings. Three buildings are 100% leased; the other three structures each sport one opening, the largest of which totals 9,363 sf.
