Wilmington, Delaware (May 14, 2012) – Patterson-Woods Commercial Properties/CORFAC International, a  leading  full-service commercial real estate provider serving the Tri-State Area, today announced that the firm has negotiated a major expansion for fast-growing Resource International Inc., which does business as Mishimoto Auto Performance.

Mishimoto signed a 17,353-square-foot and long term lease for industrial-office space at 18 Boulden Circle, New Castle, Delaware and will occupy the premises in July of this year.

Mishimoto Auto Performance is a leader in after-market cooling components (such as aluminum radiators and temperature gauges) that are manufactured specifically for race cars and motorcycles or anyone that wants to enhance the look and drive-ability of their own vehicles. Mishimoto sells its auto parts direct to consumers online as well as through traditional auto parts retailers like Napa Auto Parts and AutoZone.

Rich Dudek, a partner with Patterson-Woods/CORFAC International, represented tenant Mishimoto Auto Performance in its lease negotiations.

“The tenant is a fast-growing company that designs and manufactures high-end performance parts for distribution throughout the United States. Mike Sullivan, 28, has been building his company since the age of 19 and estimates that he will increase his staff from its current 26 employees to 55 once they move into the new space,” said Dudek.

Mishimoto currently occupies approximately 7,000 square feet at 6 Denny Road in Wilmington. The company’s future headquarters and engineering center in New Castle is approximately three miles away.
