Charlotte, N.C. – Piedmont Properties/CORFAC International, a leading full-service commercial real estate provider serving the Charlotte market, today announced the completion of the sale of an industrial building located at 4101 Northpointe Industrial Boulevard in Charlotte, N.C. The property measures 35,775 square feet total with approximately 11,000 square feet of executive office space.

The property was purchased by a Charlotte-based contracting firm for $1,255,000. Timber Ridge Associates, LLC was the seller.

A. Scott Hensley, CCIM, SIOR, and Lester E. Osborn, CCIM, SIOR, of Piedmont Properties/CORFAC International represented the buyer of the property. Tadd Holzen of SVN represented the seller.

“When I first started working with my client, he was exploring both the purchase of an existing facility and also looking at constructing a new building for his growing business. With the low inventory of existing industrial buildings, he was leaning toward building a new facility, but with the cost of new construction so high he really wanted to avoid that process and expense,” stated Scott Hensley, CCIM, SIOR. 

“We conducted an exhaustive search and were able to locate this great facility at 4101 Northpointe Industrial Blvd which had been on the market for some time but with the heavy office buildout (11,000 SF of the total 35,000 SF), it was not well-suited for most companies. Fortunately for him, his operation required more office than the typical industrial user and we were able to negotiate a great deal.  Even after renovations, this building will save him at least 50 percent compared to the cost of new construction.”
