Podolsky Northstar CORFAC International Announces New Assignment; Firms John Homsher to Market Expandable Lake Zurich Chemical Research Facility

Riverwoods, IL (August 20, 2012) — John R. Homsher, CCIM, Principal at Podolsky Northstar CORFAC International, has been awarded the assignment to sell a 37,488 sq ft industrial building located at 800 N. Oakwood Road in Lake Zurich, IL.

The building is designed for research as well as warehouse and distribution use, making it an ideal fit for chemical companies.  It sits on 6.13 acres, which includes parking for 30 cars and fenced outside storage, in addition to extra land for building or parking expansion.

In addition to 7,260 sq ft of office space, the building features approximately 1,500 sq ft of wet lab space; a 6,000 sq ft flammable/hazmat room with a blast wall; and two mezzanine areas not included in the total building square footage.

The building’s 22,728 sq ft warehouse features above standard loading, with seven docks and one drive-in door.  Other amenities include 22’ clear ceilings; T5 lighting; and floor drains.

Homsher emphasized, “This is a great facility with special features not normally found in a building of this size.  The cost to replicate this facility would easily be double the current offering price.”

The property is situated in the Lake Zurich Industrial Park, located approximately 20 minutes from the Tri-State Tollway (I-94) and 40 minutes from O’Hare International Airport.
