Torrance, CA (October 18, 20120) – A port-strategic 14-acre site in the Torrance area that previously housed an obsolete and unsightly steel plant has been transformed into a glistening new Class A, LEED-certified logistics center that project officials term the largest new distribution facility in the South Bay market.

Prologis, Inc., the leading global owner, operator and developer of industrial real estate, recently completed the 272,245 square foot PROLOGIS Capelin Distribution Center located at 20000 S. Western Ave., immediately south of the San Diego (405) Freeway.

“This rare South Bay infill location reflects a highly-desirable proximity to the dynamic ports of Los Angeles and Long Beach,” said Kim Snyder, president, Southwest Region, Prologis.  “It is a high-quality, green facility with key amenities, including:  a 32-foot clearance, ESFR sprinklers, a 180-foot secure truck court for staging and trailer storage, with two percent office area, and generous parking.”

David Prior, SIOR, president of The Klabin Company/CORFAC International, along with company Principal Todd Taugner, SIOR, and Frank Schulz, SIOR, in the Torrance office of The Klabin Company/CORFAC International are exclusive leasing agents for the new distribution facility, which is now available for lease.

“PROLOGIS Capelin Distribution Center, in addition to presenting a strong modern corporate image to the community, is one of the few buildings in the South Bay submarket that has the capacity to meet high through-put distribution operations,” said Prior.  “Its expansive 180-foot yard, in particular, allows users to readily move ocean containers from the ports, a capability widely sought after by third party logistics providers,” Prior said.

Designed by HPA, Inc. of Irvine, and built by KPRS of Brea and Los Angeles, CA, the PROLOGIS Capelin Distribution Center is a high image concrete tilt-up structure featuring 52 dock high doors and 177 on-site parking spaces.

Jaime Cruz, LEED AP for HPA, Inc., said the design of the Capelin Distribution Center makes use of geometric variations on a theme in creating a strong sense of entry for the building.  Vertical elements frame green reflective glass accenting the entry treatment, which extends along more than a third of the street frontage.  The verticals continue above the datum of the primary parapet to silhouette against the sky, he added.

“With the successful completion of this state-of-the-art distribution center, Prologis is leveraging its strategic land bank and platform by delivering its second high-quality South Bay facility in the last 12 months,” said Snyder.
