In a non-scientific poll we conducted September 2009, 53%of the respondents saw financing and refinancing as the major challenge facing thecommercial real estate market, while another 29% were concerned about the effect ofthe economy on property values. The most recentreport is now available for download on our website. For the eight county area ofSoutheastern Wisconsin, we saw a decrease in the vacancy rate from 7.9% in Quarter 2to 7.7% in Quarter 3.While this is a positive signal for some stabilization in our market, we noted the actualavailability rate (space occupied but available, plus vacant space) increased from 9.7%in Quarter 2 to 9.8% in Quarter 3. The gap between the vacant and availabilitypercentages suggests there is some slack in the marketplace that could increase thevacancy rate if the available but occupied space is not leased in the 4th Quarter.Therefore, we predict the vacancy rate will remain stable or approach 8% during the 4thQuarter 2009 and 1st Quarter 2010.Other comments about the market are as follows:• The decrease in the vacancy rate is largely attributed to Racine and KenoshaCounties, which saw positive absorption of 325,978 SF.• Ozaukee and Washington Counties experienced the most negative absorptionrelative to overall inventory, with -127,717 SF and -214,927 SF respectively.• Milwaukee County saw the largest swing in absorption from -691,806 SF inQuarter 2 to 222,701 SF in Quarter 3.The Dickman Company, Inc. will continue to monitor various market indicators to predictthe short term direction of the market and serve as effective real estate advisors for ourclients.For more information please contact The Dickman Company, Inc., at (414) 271-6100 orvisit our website at www.dickmanrealestate.com
