TRI Commercial/CORFAC International Facilitates $7.9 Million Acquisition of Roseville Office Building For Tri Counties Bank’s New Regional Headquarters

Roseville, CA – TRI Commercial/CORFAC International Managing Regional Director Ed Benoit, CCIM, announced today that Robb Osborne, Cole Sweatt and Brandon Sessions have represented Tri Counties Bank in the $7.9 million acquisition of a 40,000-square-foot office building at 3700 Douglas Boulevard in Roseville.

The bank’s new facility is located within Slate Creek Corporate Center and will serve as Tri Counties’ new regional headquarters.

With $4.1 billion in assets, Chico, CA-based Tri Counties Bank (www.tcbk.com) is the primary subsidiary of TriCo Bancshares and has offices all over Northern California, including 11 in the Sacramento region.

“As our market continues to build momentum while the primary markets nationally are beginning to plateau, the purchase of 3700 Douglas Blvd. represents one of the last quality owner/ user properties of size, not only on the Douglas corridor but throughout the Sacramento region as a whole.  The acquisition of this property solidifies Tri Counties Bank as a major player in the marketplace,” said Robb Osborne.

The bank has multiple offices in Roseville, where it had a Small Business Administration loan office, a separate commercial lending office and several branches and supermarket branches.

“Consolidating our major operations into one facility will create efficiencies as well as give us an identity in the Sacramento and Roseville area,” said Tri Counties Bank CEO Rick Smith. “It’s in the heart of the Roseville Business district where all of the banks and financial services are.”

Situated near the intersection of Douglas Blvd. and Sierra College Blvd., the highly visibly “Class A” building was constructed in the late 1990’s and features modern architectural design, private offices with natural light and is within walking distance to multiple new shopping and restaurants amenities.  The property also offers ample on-site parking and is a short distance to Interstate 80 and Highway 65 freeways.

The seller in the transaction was San Francisco-based Ellis Partners LLC, which had purchased Tri Counties’ new regional headquarters along with other office assets in Roseville a few years ago from Hines, the Houston, TX-based global property investment firm.
