TRI Commercial/CORFAC International Sells San Francisco Office & Industrial Property for $15 Million

San Francisco, CA (December 7, 2012) –  TRI COMMERCIAL/CORFAC International’s President Tom Martindale, SIOR announced today that he and Richard F. Marshall, SIOR have sold a 4.68-acre site in San Francisco for $15 million on behalf of seller 3rd & Evans LLC to the City and County of San Francisco.

The city’s SFPUC, or San Francisco Public Utilities Commission, which is responsible for the city’s drinking water storage, quality control and distribution, plans to occupy the site. (For more visit www.sfwater.org)

Marshall was the lead on the property listing and has had a relationship with the seller that controlled the property since the mid-1970s.

The property has two addresses – 1550 Evans Avenue and 330 Newhall Street and is located within the India Basin Industrial Park, a designated redevelopment area near the entrance to the Hunter’s Point Naval Shipyard redevelopment project.

The 1550 Evans property is comprised of an approximate 31,800-square-foot, steel-framed and two-story office building while 330 Newhall is a single-story, concrete tilt-up industrial building. Existing improvements were built in 1978. Combined, the site can accommodate 200 parked cars, plus secured access. The property also fronts Third Street and is minutes from Mission Bay and AT&T Park. The Third Street light rail station is across the street.

The office building features ADA compliant restrooms, a large atrium with skylights, T-1 and Cat 5 in place and an executive suite with a fireplace. While the structure’s frame is made with steel, the exterior is redwood clad.

The industrial building of 19,010-square-foot contains a warehouse and mezzanine office and four full-height docks with dock levelers, four drive-in doors and one bob-tail dock door. The clear height of the building is 18-20 feet. It also has a large yard for vehicle storage and parking.

Marshall and Martindale represented the seller that controls the LLC and no other brokers were involved. Ironically, Marshall sold the same land nearly 35 years ago to the recent seller, which developed the property in 1978. Marshall had also previously worked throughout the India Basin in the 1960s with the Division of Highways to acquire land and buildings for the never- completed Highway 87 project that went through what is now the Candlestick Park area of San Francisco.
